You describe your ideal home and how much each factor matters. Each listing is scored against that ideal on every factor, and the scores are combined with your weights into one fit score. A higher score means a closer match to what you said you want, not a judgment of the home's market value.

How should I set the weights?

Give the most weight to things you cannot change later, such as location, school district, lot size and layout. Finishes, paint and appliances can be updated, so they usually deserve less weight even if they stand out on a tour.

Should I always buy the highest-scoring home?

Not automatically. Use the score to narrow the choice and to check whether you are being swayed by one feature. Then confirm price, inspection results and the total monthly cost before making an offer.

Does it include mortgage payments?
